Lets Make a Few Adjustments:   Sometimes things are very, very close - but just need a bit of attention - the rearrangement of a closet door, moving a non-structural wall, changing the cabinetry, adding a small deck - then choose 'some small adjustments'

Let’s Add a Room or More:  Less often, but often enough, the change involves adding a room - like a sunroom or covered porch - or expanding the footprint of the house to enclose more space - for this pick 'adding a room or more'

Make this a Custom Design:   And occasionally, clients love the overall feel of a house and are interested in creating something truly unique that embodies the same spirit. For this, you'll choose 'make this the basis for a custom design'

How do I know the plans will work in my location and be up to local codes?

All Old Village plans are kept current to the most widely adopted code in the nation - the IRC or International Residential Code - which is often the basis document upon which local or statewide codes are based. So by keeping our designs up to date - we’ll never sell you some stale plan off the shelf like some other sites would - we can ensure that they’re in line with the most recent code cycles. We’ve created a handy reference site  which will give you more info about your specific location.

What are my Foundation Options?

We include a variety of foundation options with our plans, including slab on grade, insulated crawlspace, and full basement options. Among these major foundation types, we offer a variety of detail options for both traditional construction methods like CMU Block and Poured Concrete, as well as alternative and cutting-edge methods like Insulated Concrete Forms (ICF) and Precast Concrete Panels. Also available are options for Structural Insulated Panel (SIP) and Permanent Wood Foundation (PWF) systems. Most systems are available as part of your purchase, and included along with the plan information - so you can choose the method that works best for your needs, your property, and your budget.
